Incline Village, on the north shore of Lake Tahoe in Washoe County, has about 9,270 residents but 7,767 housing units. Only 4,008 of those are occupied year-round. Census estimates count 3,262 units (give or take about 280) as vacant “for seasonal, recreational, or occasional use,” roughly 42% of all homes. Reno, by comparison, has 1,476 such units out of almost 124,000 (ACS 2024 5-year).
The year-round homes are mostly owned (71%), and the housing is older than most of the Reno area: the median home was built in 1981, about the same as Carson City. Just 58% of units are single-family detached, so condos and townhomes are a big part of the mix. The town grew around a community-owned ski area, Diamond Peak, and a general improvement district formed in 1961.

Opening a seasonal home: what to check
A house that has been shut for months is exactly where EPA’s triggers for duct cleaning tend to show up. EPA names ducts “infested with vermin, e.g. (rodents or insects),” substantial visible mold, and ducts clogged with dust and debris. Before the first long run of the system:
- Swap the filter and look for droppings or nesting near the furnace and returns
- Pull a supply register and check for heavy dust or debris
- Notice any musty odor when the fan first runs
- Have a fuel-burning furnace inspected before the heating season, as EPA recommends to protect against carbon monoxide

Tahoe smoke and wind
Incline Village falls under Northern Nevada Public Health, which covers all of Washoe County. In August 2021, Caldor Fire smoke prompted the county’s first-ever Stage 3 air quality emergency, and EPA AirData records a Washoe County maximum AQI of 333 (Hazardous) on August 23, 2021. Those are county-wide figures, not readings from an Incline monitor. Wind matters here too: during a December 2015 storm, Mount Rose recorded a 93 mph gust and a blowing-dust warning covered Reno and Lake Tahoe.
On smoke days, the official advice is to close up, run central air on recirculate, and use a snug MERV 13 filter if the system can take it (EPA). Owners who were away during a smoke event may come back to a loaded filter. If smoke odor or ash persists after filter changes, some homeowners have their system inspected; see wildfire smoke HVAC cleaning.
Older ducts and leaks
Many Incline homes date from the 1980s, and if older ductwork leaks at its joints, sealing is worth asking about. EPA notes that “sealing duct air leaks can help save energy,” which is a different job from spraying sealant inside ducts, a practice it doesn’t recommend routinely. Incline Village questions
I only use my Incline Village home part of the year. Do the ducts need cleaning?
Not automatically. EPA recommends cleaning only as needed, such as when ducts show rodents or insects, visible mold, or heavy dust and debris. A home closed for months is worth checking before the system runs for long. Look at the filter, returns and a supply register first, and ask any company to show you the problem it finds.
Can I schedule quotes while I’m not at the house?
You can submit the free quote form from anywhere and note that the home is a second home. Each independent company sets its own policies on access, lockboxes and property managers, so ask how it handles visits when the owner is away and get the scope and price in writing before work begins.
Will duct cleaning remove smoke smell after a Tahoe fire season?
It depends on where the odor is coming from. EPA says you may consider duct cleaning after a fire but recommends it only as needed, for example when debris actually comes out of the supply registers. Start by replacing the filter, ideally with MERV 13 if your system allows. If the smell or ash persists, some homeowners have the system inspected.
